Valuing your property

Once you have made contact with us we will arrange an appointment for one of our experienced valuation staff to meet with you at your property. Headed by Linda Ryan, who has more than 20 years experience as an estate agent our valuation team will discuss with you all aspects of letting your property. Of course the amount of rent you can expect to achieve is vital but we will also discuss general market conditions, other properties that we have let in your area, the type of tenant that you will feel comfortable with as well as giving advice on how to present your property in its best light and condition. We will leave you with an information pack that will contain more detailed and legal information and we will always be available to answer any questions that you will no doubt have. We will not expect or pressurise you to make quick decisions.

So how do we go to market? Based in prominent offices in the High Street in Stony Stratford, Carters Rentals cover the whole of Milton Keynes and surrounding villages. High impact marketing is offered through a network of 3 local sister offices all in prominent High Street locations. At the core of our business is our relational database. This holds all our records and is constantly updated with information about properties, landlords, tenants and prospective tenants. From here we can seamlessly publish all the information including photographs to our marketing outlets, which include this web site, property search engines such as Rightmove.com and local full colour advertising such as MK Citizen's Property News. Most importantly we contact personally prospective tenants whose requirements match your property and we continue this matching process daily whilst your property is on the market until it is let.

Repairs & Maintenance

Insuring your property and contents

We request that all in coming tenants take out insurance that insures against accidental damage to the Landlord's fixtures, fittings and contents. You may also choose to insure your own personal belongings. We are also able to provide information on a whole range of insurance products specifically designed for the needs of Landlords. How the deposit is held

Many landlords in the private sector receive a deposit against possible non-payment of rent or damage to property. When a tenancy comes to an end, there is usually no disagreement about the return of the deposit. But sometimes there is, and this can cause much hardship and inconvenience to both landlord and tenant.

The Housing Act 2004 (Chapter 4, sections 212-5; & Schedule 10) made provision for both the protection of tenancy deposits and the resolution of disputes over their return. We are members of The Deposit Protection Service and The Dispute Service (The Tenancy Deposit Scheme)

The legislation came into effect on 6 April 2007. All deposits taken for Assured Shorthold Tenancies after that date must covered by a tenancy deposit protection scheme.
