Fully Managed

Full management means exactly what it says; we will do everything for you from visiting your property, marketing, finding a suitable tenant and overseeing the entire period of letting making your life hassle free.

One of our very experienced valuers will visit at a time convenient to you to explain everything involved in letting the property; this will include suggestions on how to present the property and what sort of rent you are likely to achieve. You will be advised regarding all current legislation and compliance together with information relating to insurances. If you are a non resident UK Landlord we will supply you with relevant information relating to overseas Landlords tax implications.

Once instructed, we create individual particulars of the property together with comprehensive photographic images. We then use a combination of marketing tools to ensure the property reaches maximum exposure and therefore a prompt let. This includes, internet advertising, advertising in our Milton Keynes Offices and full colour advertising in the press on a weekly basis. We are fortunate to have built up an excellent relationship over the years with many Companies, both in the UK and abroad together with relocation Agents who often approach us in the first instance safe in the knowledge that we deal only in good quality property, and therefore expect high quality tenants.

We will then set about matching your property to the requirements of our vast database of applicants, selecting the best quality tenant/s possible. Our experienced and mature property consultants will accompany applicants on all viewings and we would request that you furnish us with keys to all doors so that we can ensure the property is fully viewed and to its full potential. If you are resident in the property we will of course always pre-arrange the appointment with you.

Once we have secured a tenant we will then fully reference them and report back to you. A full inventory will then be taken of the property together with full digital photography and an Assured Shorthold Tenancy Contract will be drawn up, for the period agreed, usually 6 or 12 months. We cannot emphasize enough the importance of selecting the right tenant. It is key to the success of the letting that the highest quality tenant is found and this is something that we take very seriously.

Deposit monies will be taken (usually equivalent one and a half months rent) together with the first month's rent, the Assured Shorthold Contract will be signed and the inventory signed off by the tenant/s. The deposit will be registered as required by law. We will then organise collecting the rent each month on your behalf and will forward the monies to you to an account of your choice (less any fees previously agreed with you) together with a monthly Statement.

The property will be inspected around every 3 months throughout the duration of the tenancy and we will write to you to confirm this. We will take your instructions regarding repairs and maintenance throughout the tenancy and oversee the implementation and completion of any works undertaken. At the end of the tenancy we will carry out a full and final inspection, checking against the inventory and overseeing any issues needing attention in order to satisfy the inventory and organise the return of the tenant's deposit.

Letting only

The first four paragraphs above also relate to the Introduction only service and we are just as stringent with our referencing and selection process of the tenant/s. After all, we want you to be fully satisfied so you return to us when it is time to find you new tenants.

We will draw up the Assured Shorthold Tenancy Contract and oversee the signing of it at our offices, we will also collect the deposit and first month's rent. We will then pass the rent payment and deposit to you (less any fees previously agreed with you). You will need to carry out your own inventory and inspections, collect the rent, arrange repairs etc and check your tenant out at the end of the tenancy. In essence, once the initial payments have been made and contract signed, you will take over all the day to day running and management of the letting.
